Avetre manages short-term rental homes on behalf of their owners in Turks & Caicos, St. Barts, and the Bahamas. This policy explains what information we collect through this website and our services, how we use it, and the choices you have.

What we collect

When you request a property review we collect your name, email address, phone number, the address and size of the property, and anything you add about how you were referred. If you become a client we also hold the details needed to run your home: access instructions, house rules, vendor contacts, calendars, pricing settings, and the financial information needed to report to you and pay you.

Our website records standard technical information such as your browser type, device, pages visited, and approximate location, through cookies and similar tools. You can limit cookies in your browser settings.

How we use it

Who we share it with

We share information only where needed to provide the service: with booking platforms where your home is listed, with cleaners, maintenance providers, and other vendors who work on your property, with payment and accounting providers, and with the software tools we use to run operations. Each is bound to use the information only for the work we have asked of them. We do not sell personal information.

We may also disclose information where the law requires it or to protect the rights, safety, or property of Avetre, our clients, or guests.

How long we keep it

Enquiry details are kept for up to 24 months unless you become a client. Client records are kept for the length of the engagement and for as long afterwards as tax and legal rules require, then deleted or anonymised.

Your choices

You can ask us to show you the personal information we hold about you, correct it, or delete it where we have no continuing need for it. You can withdraw marketing consent at any time. Contact us using the details below and we will respond within 30 days.

Security

We use access controls, encryption in transit, and vetted providers to protect the information we hold. No system is perfectly secure, and we will tell you promptly if a breach affects your information.

The property review

A property review is a free, no-obligation assessment of a home's income potential and management needs. Estimates are based on the details you give us and market data at the time, and are not a guarantee of future revenue.

The management service

If you engage Avetre, the specific terms of the engagement, including the scope of services, approvals, reporting, and termination, are set out in your owner agreement. Where these website terms and your owner agreement differ, the owner agreement applies.

Fees

Avetre charges a flat booking fee of 20% of booking revenue for full-service management. Guest-paid cleaning charges, platform fees, taxes, and the normal costs of owning and maintaining the property are separate and remain the owner's responsibility unless the owner agreement says otherwise.

Owner responsibilities

Owners confirm they have the right to rent the property short-term, hold any permits or licences required locally, maintain appropriate insurance, and keep the home in a safe and habitable condition. Owners agree to respond to approval requests promptly so that guest stays are not disrupted.

The calculator on this website is an illustration. It applies simple assumptions to the figures you enter and does not account for seasonality, occupancy, taxes, or the costs specific to your home. Treat its output as a starting point for a conversation, not a forecast.

Content and trademarks

The text, photographs, video, and the Avetre name and mark on this website belong to Avetre or its licensors. You may view and share links to the site but may not copy or reuse its content commercially without written permission.

Limitation of liability

To the extent permitted by law, Avetre is not liable for indirect or consequential losses arising from use of this website or reliance on its content. Liability relating to the management service is governed by your owner agreement.

Changes

We may update these terms from time to time. The date at the top shows when they last changed, and continued use of the website after a change means you accept the updated terms.

Governing law

These website terms are governed by the laws of the jurisdiction named in your owner agreement or, before an agreement exists, the jurisdiction in which Avetre is registered.
